역삼동 빌딩

부동산에 대한 인식 변화와 더불어 땅콩주택, 협소 건물 등에 대한 새로운 관점이 확산되면서, 도심 내 작은 필지 개발에 대한 관심과 대중적 선호도가 높아지고 있음을 체감한다. 클라이언트는 이 필지의 장점으로 작은 대지로 인한 상대적으로 낮은 지가 총액, 여유로운 용적률, 그리고 골목길에 넓게 면한 건축물 입면의 높은 인지성을 꼽았다.

우리는 좁은 면적의 근린생활시설 건물에서 효율성을 극대화하기 위해 입면과 재료를 최대한 간결하게 설계했다. 동시에 건물의 아이덴티티를 강화하고 사용자 경험을 풍부하게 하기 위해 계단과 테라스의 디테일에 초점을 맞췄다.

골목길을 따라 건물에 접근하면 사다리꼴 형태의 좁은 입면이 보이는데, 이 부분에 입구와 계단실을 배치하고, 계단의 참에 테라스를 두었다. 이는 건물에 흥미로운 개성을 부여함과 동시에, 규모에 비해 많은 층수를 가진 건물에서 사용자에게 작은 휴게 공간을 제공하고 계단 이용 시 지루함을 덜어주는 장치로 설계되었다.

The changing perception of real estate and the evolving views on compact housing, such as peanut houses and small-scale buildings, have heightened interest and public preference for developing small plots in urban areas. The client identified the strengths of this plot as its relatively low total land price due to its small size, the ample floor area ratio it affords, and the high visibility of the building façade along the wide alleyway.

We approached the design of this narrow commercial building with a focus on maximizing efficiency, keeping the façade and materials as simple as possible while emphasizing the building’s identity and enhancing the user’s experience through detailed attention to the staircase and terrace areas.

As one approaches the building along the alleyway, the narrow trapezoidal façade comes into view. This façade accommodates the entrance and stairwell, with terraces strategically placed on the stair landings. These elements not only add a distinctive character to the building but also serve as small rest areas for users, breaking the monotony of ascending multiple floors in this relatively tall structure.
