M 레지던스

M 레지던스는 아파트와 주상복합을 비롯한 공동주택이 가진 익숙한 한계에 대한 질문에서 출발했다. 오늘날 대부분의 공동주택은 효율과 유지관리를 우선으로 계획되며, 획일적인 평면 안에서 마감재와 가구만 달라진 채 반복된다. 동일한 구조의 주방과 수납을 극대화하기 위한 상부장, 밀실처럼 닫힌 욕실, 벽식 구조가 만드는 제한적인 시야는 편리함을 제공하는 동시에 주거 경험의 다양성을 제한해 왔다. 이러한 환경 속에서 우리는 공동주택이라는 형식 안에서도 보다 풍요롭고 개성 있는 삶의 방식을 구현할 수 있는지 고민했다.

도심의 고층 빌딩에 위치한 이 레지던스의 리뉴얼을 앞두고 지랩이 세운 목표는 명확했다. 하늘과 맞닿은 고층 주거 공간 안에서도 그동안 스테이와 단독주택을 설계하며 축적해 온 공간 경험을 구현하는 것이었다. 대문을 지나 현관에 이르는 진입의 과정, 자연스럽게 머무르게 되는 마당, 빛과 바람이 흐르는 환경, 그리고 거주자의 삶에 맞추어 구성된 평면과 재료들. 우리는 이러한 요소들이 만들어내는 감각을 ‘주택감각’이라 정의했고, 이를 가장 도시적인 풍경 속에 위치한 이 레지던스에 이식하고자 했다. 지랩이 만든 공간을 경험한 사람들이 일상으로 돌아간 이후에도 삶의 태도와 습관에 긍정적인 변화를 만들어내는 모습을 여러 차례 목격했기 때문이다. 단순한 편리함에 머무는 것이 아니라, 일상 속에서도 풍경을 바라보고 사색하며 자연의 빛과 바람을 느낄 수 있는 건강한 삶을 담아내고자 했다.

공간의 계획은 가족이 현관문을 열고 들어서는 순간 이 집이 가진 가장 아름다운 풍경과 마주하는 장면에서 시작되었다. 일반적인 공동주택에서는 현관에 들어서면 벽이나 복도가 시선을 가로막지만, 이곳에서는 현관을 지나자마자 주방 너머로 펼쳐지는 도시의 풍경이 자연스럽게 시야에 들어오도록 계획했다. 이는 단독주택에서 대문을 열었을 때 마주하게 되는 마당의 개방감과 해방감을 고층 주거 공간 안에 재현하려는 시도였다. 거실과 다이닝, 주방은 하나의 큰 공간 안에서 서로 연결되면서도 느슨하게 구분된다. 가구의 배치와 천장 높이의 변화를 통해 영역을 나누고, 기둥과 설비 공간을 활용해 기능을 정리했지만, 시선만큼은 공간 전체를 자유롭게 흐르도록 의도했다.

주변 풍경을 향해 열린 세 공간은 곳곳에 프라이버시를 위한 벽과 기둥을 두고 있음에도 시각적으로는 끊김 없이 이어진다. 창밖으로 펼쳐진 도시의 풍경은 실내 깊숙이 스며들고, 각 공간은 서로의 존재를 느끼면서도 독립성을 유지한다. 이러한 구성은 실제 면적 이상의 확장감을 만들어내며, 빌딩 숲 한가운데에서도 풍경과 함께 살아가는 경험을 가능하게 한다.

반면 침실과 드레스룸으로 이어지는 사적 공간은 공용 공간과는 다른 분위기를 가진다. 하루가 시작되고 마무리되는 침실은 생각을 정리하고 자신만의 시간을 보내는 장소인 만큼 보다 깊고 안정적인 영역성을 갖도록 계획했다. 침실로 이어지는 복도에는 미스트 유리와 흙미장 마감을 마주 보게 배치했다. 같은 색조 안에서도 부드럽고 투명한 유리의 물성과 단단하고 거친 흙의 질감이 서로 대비되며, 짧은 이동의 순간에도 은은한 감각의 변화를 경험할 수 있도록 했다. 이는 단순한 연결 통로가 아니라 공적 영역에서 사적 영역으로 천천히 전환되는 하나의 과정이 되기를 바랐다.

주택감각이 가장 선명하게 드러나는 공간은 욕실이다. 우리는 욕실을 단순한 위생 공간이 아니라 하나의 독립된 방으로 바라보았다. 사용자의 하루가 시작되고 끝나는 장소인 만큼 기능적 효율보다 경험의 질에 집중하고자 했다. 자연광이 닿지 않는 욕실은 세면대장과 거울장 등 가구적인 요소를 세심하게 설계해 아늑하고 밀도 있는 공간으로 만들었다. 반대로 밝은 마감재를 사용한 욕실은 과감하게 외부 풍경을 향해 열고, 유리블록을 통해 자연광이 욕조 깊숙이 스며들도록 계획했다. 공동주택에서는 쉽게 경험하기 어려운 빛과 풍경, 그리고 물이 어우러지는 환경을 구현함으로써 욕실이 하나의 휴식 공간으로 기능할 수 있도록 했다.

우리는 대부분 공동주택에서 살아간다. 특히 서울과 같은 거대한 도시에서는 더욱 그렇다. 그렇기에 공동주택이라는 주거 형식을 무조건 부정하기보다 그 안에 담길 수 있는 새로운 가능성을 탐구하는 것이 중요하다고 생각한다. 공동주택이 가진 장점은 적극적으로 수용하면서도, 획일화된 공간이 만들어내는 한계는 새로운 방식으로 극복해 나가는 것. M 레지던스는 그러한 고민의 결과이며, 도시의 고층 주거 안에서도 풍경과 빛, 재료와 감각을 통해 보다 건강하고 풍요로운 삶을 제안하려는 시도다. 결국 좋은 주거란 단순히 머무는 공간이 아니라, 일상의 방식 자체를 조금씩 변화시키는 환경이어야 한다고 믿는다.

M Residence began with a question about the familiar limitations of contemporary apartment living. Today, most apartment buildings and mixed-use residential towers are built around standardized layouts, where only the finishes and furniture differ from one unit to another. Kitchens follow nearly identical configurations, storage is maximized through built-in cabinetry, bathrooms are often enclosed and disconnected from natural light, and load-bearing wall systems limit openness and flexibility. While these conditions provide efficiency and convenience, they also restrict the diversity of residential experiences. Within this framework, we sought to explore whether a richer and more individual way of living could exist within the boundaries of collective housing.

For the renovation of this residence, located high above the city within a dense urban skyline, Z-Lab established a clear objective: to bring the spatial qualities we had cultivated through the design of stays and detached houses into a high-rise residential environment. The sequence of moving from a gate to an entrance, the presence of a courtyard, the flow of light and air, and layouts shaped around the lives of their inhabitants are qualities we have long valued. We describe these elements collectively as a “sense of house.” Our intention was to transplant this sense of house into one of the most urbanized settings imaginable. Having witnessed how the spaces we designed continued to influence guests long after they returned to their daily routines, we wanted to create a home that encouraged a healthier way of living—one that embraces contemplation, landscape, natural light, and fresh air rather than relying solely on convenience.

The planning of the residence began with a simple image: a family opening the front door and immediately encountering the most beautiful view the home has to offer. In a typical apartment, the entrance is often met by a corridor or a wall that restricts one’s view. Here, however, the eye is naturally drawn beyond the kitchen toward the expansive cityscape beyond. This gesture was inspired by the feeling of opening the gate to a detached house and being welcomed by an open courtyard. It was an attempt to recreate that sense of release and openness within a high-rise dwelling. The living room, dining area, and kitchen are organized as one continuous space, yet each maintains its own character. Furniture placement, ceiling heights, columns, and service cores subtly define their boundaries while allowing visual continuity throughout.

These three spaces are all oriented toward the surrounding landscape. Although walls and columns have been carefully positioned to ensure privacy, the visual experience remains uninterrupted. The city beyond becomes part of the interior environment, extending deep into the home and creating a sense of spaciousness that exceeds the actual dimensions of the apartment. The result is an experience of living with the landscape, even within the dense fabric of the city.

In contrast, the private areas of the residence are designed with a stronger sense of enclosure and retreat. The bedroom is where each day begins and ends—a place for reflection, rest, and personal rituals. We viewed the transition into this space as a small journey. Along the corridor leading to the bedroom, misted glass and earthen plaster walls face one another. Within a restrained palette, the soft translucency of glass contrasts with the solidity and texture of earth. This subtle juxtaposition creates a gentle shift in atmosphere, allowing the act of moving through the corridor to become a sensory experience rather than simply a passage between rooms.

The sense of house is perhaps expressed most clearly in the bathrooms. Rather than treating them as purely functional spaces, we approached them as independent rooms with their own spatial presence. Each bathroom responds differently to its conditions. The darker bathroom, which lacks direct natural light, relies on carefully crafted furniture elements such as vanities and mirrored cabinets to create a sense of intimacy and depth. Rather than viewing the absence of daylight as a limitation, it was transformed into an opportunity for a more concentrated and tranquil experience. The brighter bathroom, by contrast, opens itself toward the surrounding view. Glass blocks bring natural light deep into the bathing area, creating an atmosphere rarely found in conventional apartment living. Here, light, landscape, and water come together to transform the bathroom into a place of relaxation rather than merely a utilitarian space.

Most of us live in collective housing, particularly in a megacity such as Seoul. For that reason, we believe the goal should not be to reject apartment living altogether, but to explore new possibilities within it. The strengths of collective housing can be embraced while its limitations are challenged through thoughtful design. M Residence emerged from this belief. It is an exploration of how landscape, light, materiality, and spatial experience can enrich everyday life within a high-rise urban home. Ultimately, we believe that a good home is more than a place to live—it is an environment capable of subtly transforming the way we experience our daily lives.
